        Several agencies sell seized property by auction. One such agency is
the IRS (Internal Revenue Service). These properties are seized because of
the outstanding tax bill that is owed against the property, which the people
cannot or will not pay. The property is then confiscated by the IRS and is
auctioned off for the amount of taxes owed against the property. The
delinquent tax amount is usually where the bidding starts. The IRS will also
seize other property that has value, other than Real Estate. These items may
be cars, boats, jewelry, coin collections, antiques...anything that can be
auctioned to help pay the delinquent tax bill owed.
        The property location can determine the "condition" for which the
property will be sold. Besides the IRS, State, County and City authorities
may seize property to be auctioned to regain the taxed that are owed them.
The Owners are allowed time to pay the tax bill before the property goes up
for State sale. State laws vary, so it is important to find out which laws
apply to your State. These auctions are usually held by the oral bidding
process when being offered to the public auction.
        As with any State, doing your homework is important here. On some
Real Estate being offered at auction, sometimes the property title is not
always clear. There could be a 'hidden' lien or judgment against the
property that would cost additional to the amount you paid at auction.
ALWAYS check the title at your County Clerks or Records Office before
bidding on a property. Don't forget to inspect the property in person to see
exactly what is being offered!
        Tax sales are usually advertised in your local newspaper and
Bulletin Boards at your County Court House. The are usually printed several
times in advance of the sale. They allow you ample time to do any homework
on any properties that has caught your interest and to arrange possible
financing if needed.
